Pflugerville Single-Family Home Market Update: September 2026
More choices for buyers. More competition for sellers.
Pflugerville’s September housing snapshot shows a market shifting toward buyers. Available inventory expanded, completed sales slowed, and the homes that closed took longer to sell. Together, those changes moved Pflugerville from a balanced market in August to buyer-leaning conditions in September.
For buyers, that creates more room to compare properties and negotiate. For sellers, it raises the importance of preparation, realistic pricing, and understanding the competition around your home.
My read: this market rewards a clear plan grounded in neighborhood evidence.
Supply is growing faster than homes are selling
More homes entered the available inventory while fewer sales reached the closing table. Months of inventory rose from 4.46 in August to 5.86 in September, reflecting the relationship between available listings and each month’s closing pace.
The combined pending and under-contract pool held nearly steady. That suggests the contract pipeline has not expanded enough to keep pace with the growth in available homes.
Sellers face more competition for buyers’ attention. Buyers have more alternatives to consider when deciding whether a home’s price, condition, and location meet their needs.
Higher closed prices tell only part of the story
September’s median sold price increased to $377,000. But a higher monthly median does not establish that individual homes appreciated. Different homes sell each month, and changes in that mix can move the median.
Other measures show buyers gaining negotiating room. Sellers accepted larger average discounts from asking price and contributed more toward buyers’ closing costs. Meanwhile, the median asking price among active listings declined.
These trends can coexist: the homes that closed carried higher prices overall, while sellers faced greater pressure to negotiate.
For an individual property, recent comparable sales and competing listings provide more useful guidance than a citywide median alone.
Sellers: preparation and pricing need to work together
Homes that closed in September averaged roughly 70 days on market, compared with approximately 64 days in August. Sellers should plan for a sale that may require patience and adjustments.
Your home needs to be clean and camera ready. Address visible maintenance issues, declutter, and prepare the rooms so buyers can understand the space in photographs and in person.
Pricing needs the same attention. Buyers can compare your home with more alternatives, so the asking price should reflect its condition, recent neighborhood sales, and current competition.
Once listed, showing activity and buyer feedback help us evaluate the response. If interest is limited, we need to assess whether price, presentation, or both are affecting the home’s position.
Buyers: use the additional choices thoughtfully
A buyer-leaning market creates opportunities to negotiate price and seller contributions, particularly when a home has been sitting or faces similar nearby competition.
The appropriate offer still depends on the property. Comparable sales, condition, time on market, and competing interest should guide the conversation.
More choice also gives buyers room to consider the full cost of ownership. Repairs, maintenance, financing, and closing expenses all belong in the decision alongside the purchase price.
What I expect for October
If September’s inventory and closing conditions continue, I expect Pflugerville to remain buyer-leaning through October.
Growing supply and a nearly unchanged contract pipeline suggest continued competition among sellers. Negotiations over price and closing-cost contributions are likely to remain part of the process, and sellers should prepare for longer marketing periods.
The higher asking prices in the pending pool could influence October’s closed median, depending on which homes close and their final sale prices. These two monthly snapshots support a directional outlook, but they do not establish a reliable numerical price forecast.
What this means for your next move
Pflugerville’s market is giving buyers more negotiating room and asking sellers to compete more carefully.
The citywide picture sets expectations. Your neighborhood’s recent sales, available listings, and your home’s condition help determine the next step. Whether you are buying or selling, the goal is to make a wise move with clear expectations and a plan that fits your circumstances.
