Austin Metroplex Market Update

The Austin single-family resale home market in June 2025 demonstrates continued stabilization with mixed signals across key metrics. As of June 2025, the median sales price for the Austin metro was $630,000, a slight decrease year-over-year.

With 5.5 months of inventory in June, we were in a transitional market favoring buyers. The sentiment is we are now in a buyer's market.

Mortgage Rate Trending

The national average mortgage rate is 6.79% for a 30-year fixed rate, trending up from 6.70% as of 7/6/25.

Average long-term US mortgage rate eases to 6.74%, keeping home loan borrowing costs elevated

U.S. mortgage rates have slightly eased, with the average 30-year fixed rate dropping to 6.74% from 6.77% the previous week, according to Freddie Mac. While rates remain historically high, the decline offers modest relief to homebuyers amid a tight housing market and persistent affordability challenges. Experts suggest rates may continue to gradually decline if inflation slows and the Federal Reserve adjusts its monetary policy later in the year.

Hundreds of new units rising under Austin's HOME program

Nearly 800 new housing units have been proposed across Austin under the city's HOME (Home Ownership for Middle‑income Empowerment) initiative, which allows multi-unit and smaller lot developments in previously single‑family zones. The program’s Phase 1 permits—allowing up to three units per lot—have generated over 400 applications by mid-May, mainly for new builds. As Phase 2 expands lot flexibility, city planning officials expect continued growth in small‑scale multi‑family and infill developments throughout the city
